Lake Roxburgh Lodge in Central Otago is for sale as a Freehold Going Concern, including Land, Buildings, Chattels, Goodwill, IP and Stock.
**UPDATE** ?Price Reduced as our Vendor's who are from the UK are wishing to retire after owning and operating this business for 20 years.
This has to be one of New Zealand's best value Tourism Accommodation and Hospitality businesses to come on the market in many years.
Lake Roxburgh Lodge is an award-winning accommodation, licensed restaurant and outdoor courtyard in the heart of Central Otago. This is the perfect getaway for guests and diners with extensive gardens and sweeping views of the surrounding mountains.
Lake Roxburgh Lodge is located in a picturesque village within walking distance of the mighty Clutha River – Mata-Au. It is here that two of New Zealand’s most popular Cycle Trails meet – the Roxburgh Gorge Trail and the Clutha Gold Trail. The Lodge is a must-stop destination for weary trail blazers.
The vendors have decided to retire after 20 years of taking this property and business through many stages of development to the present day where the property now features 11 ensuited suites, awesome restaurant, licenced bar and spacious outdoor courtyard.
Situated on landscaped gardens and established tress, the land area is approximately two acres or 8290m2 and the buildings consist of approximately 490m2 all on ground level.
The two main buildings on the property include the 11 guest suites, restaurant, bar, guest laundry, guest toilets in the restaurant area, a one bedroom owner's apartment adjacent to the office and commercial kitchen.
Generous guest car parking is handy to the main accommodation buildings and back of house owner's garaging and owner's car parking is at the rear of the main building.
The 11 guest suites include: 1 x 1 bedroom, 1 x King Deluxe Studio (spa bath), 1 Disabled studio, 2 standard twin rooms, 4 x standard Queen Studios and 1 x 2 Bedroom suite.
Excellent Earthquake report, heat pump in the restaurant, double glazing in the restaurant and 3 guest suites.
This is the perfect business for a couple wanting to be busy for 9 months of the year and the opportunity to close for the 3 quiet winter months (June, July and August).
There is a real opportunity to open the restaurant for lunches plus promote the restaurant and bar as a function venue which holds approximately 32 guests plus a large outdoor courtyard for a similar number of guests.
There is also a great opportunity to add another business to the property and operate cycle hire and transfers as the recently opened Roxburgh Gorge, Clutha Gold Cycling and walking trails are now starting to generate serious additional business.
This is serious land, buildings, goodwill, chattels and business awaiting a new owner to either enjoy the business as it is or continue to expand the operation.
At $795,000 (plus GST if any) this is very well priced and will give two owner/operators a very good return on the investment and owners salaries.

“Waitangi Weekend 2016”
5 of 5 stars
On arrival we were advised that we had been upgraded to a larger room as we were staying three nights. Kim thought we would appreciate this and we certainly did. Quiet location with good service, a well stocked bar and breakfast and evening meal menus with sufficient choice for most travelers. Kim & Phil are superb hosts - professional, courteous but above all helpful and attentive to needs. Very much enjoyed our stay - hope to visit again. Kevin & Vanessa. “Warm and friendly hosts!”
5 of 5 stars
We arrived at Lake Roxburgh Lodge after a grueling cycle from Clyde. We were greeted by Phil and Kim at reception, and could not have asked for a more welcome greeting. We enjoyed drinks on the deck (per Phil's great wine/boutique beer recommendation), and then enjoyed a lovely home cooked dinner. Phil and Kim went out of their way to make us feel at home. We were a family of 5 traveling, and it was truly a lovely experience, the rooms were very comfortable, and we cannot recommend the lodge more. Stayed January 2016, travelled with family
“Good location, thoughtfully run”
5 of 5 stars
The Lodge is in a quiet spot, near the Clutha Dam, a group of single-story buildings in a pleasant garden, in a small village. Our room was comfortable and clean, had a good view into the garden and an en-suite bathroom, and the fittings were new, but it was fairly small. Meals were well-cooked and interesting, from good local ingredients. The owners were thoughtful and helpful, not just about the resort and its facilities, but also with information about the district. A really pleasant place to stay. “Excellent Yet Again”
5 of 5 stars
We only stopped for the one night and we once again found it living up to our expectations. Great food, great wine and selection of beers and excellent hosts as always. We could have pushed on but chose to stay here again. Stayed November 2015, travelled with family
“Lovely welcoming hotel in gorgeous Central Otago”
5 of 5 stars
What a great place this is to stay. The hotel itself is in a lovely setting, surrounded by the Central Otago countryside, amide mountains, wine, rivers, forests and more besides. The owners are very welcoming and happy to chat about anything and everything. It's spotlessly clean and very comfortable. We had an amazing night's sleep, the air fresh and cool and so quiet outside, with only the birds outside to say good morning to. The bar is well stocked with local and international wines and beers. We didn't eat, but other guests said their food was gorgeous. The owners' attention to detail is amazing; even the toiletries are labelled with the hotel name. If you're travelling through the area stay here. It's great value for money and a real pleasure to stay here. Stayed November 2015, travelled as a couple
“Hospitality the way it used to be.”
5 of 5 stars
We only had a short stay of one night. We were looking for some tranquillity and relaxation and found it here. Wonderful friendly service from a couple who have so much local knowledge. Great food and atmosphere. We hope to be back soon. Stayed September 2015, travelled as a couple
